How do I cover my building and what responsibility does my tenant have for damage to it?
  • If my tenant damages my building, whose policy pays? Do we have a choice?
  • If my tenant makes $100,000 of improvements to his unit and those improvements get damaged, whose policy pays? Do we have a choice?
  • If my tenant makes $100,000 of improvements to his unit, could I have a coinsurance problem? Would it make a difference if the lease states that the tenant is responsible for any damage to those improvements??
  • My tenant accidentally burned my building to the ground…I want my carrier to pay the loss, but I don’t want them to subrogate against my tenant…Do I have a choice??
We’ll take a close look at these and other issues concerning building coverage.

2004 CGL Additional Insured Endorsements (No CE Credit)
